Water Heater Leaking Right Now? Do These 5 Things First
A leaking water heater is rarely an emergency in the first few minutes, but water damage adds up quickly, especially over a mobile-home floor or a wood water heater stand. Take these steps, then give us a call. If you smell gas, skip these steps: leave the house and follow the gas warning below.
- Turn off the cold water. Find the valve on the cold pipe at the top of the tank and turn it off. A lever handle goes crossways to the pipe; a round handle turns clockwise.
- Turn off the heat. For an electric heater, switch off its breaker. For a gas heater, turn the gas control knob to "Off" or "Pilot."
- Open a hot water faucet nearby for a few seconds to let pressure out of the tank, then close it again so a leaking tank doesn't drain faster onto the floor.
- Protect the area. Move boxes and rugs, put down towels, and push water toward a drain or the garage door.
- Call +1 480-863-0807. We answer 24 hours a day. Tell us where the water is coming from and, if you know, how old the heater is.
Water spraying or pouring out? Shut off your home's main water valve too. Smell gas? Leave the house first, then call 911 and your gas company (Southwest Gas, or your propane supplier) from outside. Don't use light switches.

Where Is Your Water Heater Leaking?
Where the water comes from tells you most of what you need to know. Wipe the tank and floor dry, wait a few minutes, then check from the top of the heater down. The first wet spot you find is usually the source.
| Where you see water | What's usually causing it | Repair or replace? |
|---|---|---|
| Pipes on top of the tank | Loose or corroded fitting, worn flex connector, rusted tank nipple | Usually a repair |
| Relief valve or the pipe running down from it | Worn T&P valve, or pressure building up because there's no working expansion tank | Usually a repair: new valve and/or expansion tank |
| Drain valve near the bottom | Cracked plastic valve, worn washer, or sediment keeping it from closing | Usually a repair: replace it with a brass valve |
| Gas control valve on the front | Water getting out where the valve threads into the tank | Depends on the tank's age and condition |
| Wet insulation behind the access panel, or water from the bottom seam | Inner tank rusted through | Replace the water heater |
| Water in the pan only, tank looks dry | Condensation on a gas unit, or a drip from a line above | Often no repair needed once the cause is confirmed |
Is it a leak or just condensation?
Gas water heaters can "sweat" when cold water comes into a hot tank, especially on cool winter mornings. Condensation leaves a small puddle that dries up once the tank is fully heated. A real leak keeps going and gets bigger. Not sure? Tuck a dry paper towel under each fitting and valve, and check it again in 30 minutes. More on telling condensation from a real leak.
Why is water dripping from the relief valve pipe?
The temperature and pressure (T&P) relief valve opens when pressure or temperature in the tank gets too high, then should close tightly. A constant drip usually means the valve is worn. Water that comes out now and then, often overnight or while no taps are running, usually means thermal expansion has nowhere to go in a closed system, and an expansion tank is the fix. Never cap or plug a T&P valve.
My water heater is only a few years old. Why is it leaking?
Apache Junction's hard water can wear out tanks early, and a fitting or valve can fail on a new heater too. Before replacing a young tank, check the manufacturer's tank warranty using the serial number on the label. Our guide to leaks on a newer heater covers the usual causes, from loose connections to pressure.

Hard water guideCommon Water Heater Problems in Apache Junction Homes
Water heaters wear out faster here than in many parts of the country. Hard water, heat, monsoon season and the way many homes are built all play a part. Knowing the local causes helps you catch trouble early.
Hard water & sediment
At about 13–16 grains per gallon, Apache Junction tap water is well over twice as hard as the US average of about 6. It comes from Arizona Water Company wells blended with Central Arizona Project (CAP) water, and from the Apache Junction Water District, whose Colorado River water is treated at the Superstition Area Water Plant. Calcium settles in the tank, causing rumbling, coating electric elements and keeping the drain valve from sealing.
Summer heat
July highs average around 105°F, and the area's record is 119°F. A water heater in a closed garage or an outdoor closet sits in even hotter air for months, which is hard on relief valves, rubber washers and flex connectors.
Monsoon storms
From June 15 to September 30, storms and outages can trip a heater's breaker or high-limit reset, and surges can damage thermostats, elements or electronic controls. Heavy rain can also reach outdoor and closet units.
Cold winter nights
Lows average in the low 40s, but they've dropped into the high teens. Exposed lines and outdoor water heater closets on older mobile homes can freeze and crack on those rare nights.
Wood platforms & stands
Many garage water heaters sit on wood-and-drywall platforms. A slow leak can soak the platform and spread into the walls before anyone notices. Switching to a metal stand and a drain pan stops that from happening again.
Missing expansion tanks
When thermal expansion has nowhere to go, the relief valve drips and the tank is under extra strain. An expansion tank on the cold line is one of the easiest leak causes to fix for good.
Other warning signs: rusty or brown hot water, rumbling or popping when the heater runs, hot water that runs out faster than it used to, a pilot light that keeps going out, a damp or soft floor near the heater, or a tank that's more than about 8 years old. Any one of these is worth a call before it becomes a leak. Read more about Apache Junction hard water and your water heater.
Can a Leaking Water Heater Be Repaired, or Does It Need Replacing?
If the water is coming from a valve, a fitting or a pipe, the heater can almost always be repaired. If it's coming from the tank itself, it can't. No patch, sealant or weld makes a rusted-through tank safe again. Plenty of leaks that look like they're from the bottom turn out to be the drain valve or the relief valve pipe, so find the source before you pay for a new heater.
- The tank body is leaking: replace the water heater.
- A valve or fitting is leaking and the tank is dry: usually a repair. Age and the repair price decide the close calls.
How do I tell how old my water heater is?
Check the label on the side of the tank. The serial number usually includes the month and year the heater was made, but every brand (Bradford White, Rheem, A.O. Smith, State) uses its own code. Our guide to reading the serial number has examples, or read it to us over the phone and we'll tell you the age. For the full decision, see the repair or replace guide.
How Much Does Water Heater Leak Repair Cost in Apache Junction?
For repairs of all kinds, Angi's Apache Junction average is about $646, and most jobs land between $422 and $1,196. Valve and fitting leaks usually sit in the lower part of that range. Treat these as area averages, not our price list. You hear your options and the price from us before we pick up a tool.
| Job | Area average or typical range |
|---|---|
| Water heater repairs of all kinds, Apache Junction (Angi) | About $646 on average; most $422–$1,196 |
| Tank flush, Phoenix area | $75–$150 |
| Standard tank replacement, installed, Phoenix area | $797–$1,659 (average about $1,224) |
| Tankless replacement, Phoenix area | $3,000–$4,200; a first-time switch from a tank usually costs more |
| Plumbing permit for a tank replacement | About $75–$200 in Phoenix; Apache Junction sets its own fees |
What moves a leak repair bill: which part failed, whether the tank has to be drained (drain valve jobs), adding an expansion tank, a tight outside closet, and night or weekend timing. The water heater repair cost guide breaks repairs down by problem.
What should a replacement quote include?
If the tank has rusted through, ask for an itemized quote: the exact heater, labor, and each add-on (expansion tank, pan, stand, venting, permit, haul-away) on its own line. A lump sum makes it hard to compare. Our guide to checking a replacement quote lists what to look for, and you're welcome to call and read us a quote you already have.
Does homeowners insurance cover a leaking water heater?
Usually not the heater itself. Standard policies don't pay to replace appliances that wear out with age. Many policies do cover sudden water damage to floors and walls, but not damage from a slow leak that went on for weeks. Take photos before you clean up and call your agent. Home warranty companies usually send their own contractor. Our guide on what insurance usually covers has the details.
Mobile Homes, Park Models & Snowbird Homes
Nearly half the homes in Apache Junction are mobile or manufactured homes, and the town's population roughly doubles each winter when seasonal residents arrive. These homes need water heater service that fits how they're built and how they're used.
Mobile and manufactured homes
- Under HUD rules, gas water heaters in manufactured homes have to be models listed for manufactured-home use, so a standard store-shelf heater often isn't the right replacement.
- Many of these heaters sit in a closet you reach from outside, with little room to work.
- Leaks damage particleboard and wood floors quickly. If the floor near the closet feels soft, tell us when you call so we can check it before installing a new heater.
- If you live in a mobile home or RV park, let us know so we can plan around your park's rules for access and parking. Smaller units are covered on our park model water heater page.

Snowbird homes: before you leave and when you come back
A heater that sits unwatched all summer can leak for weeks before anyone sees it. Before you leave, shut the cold-water valve and turn the heat off (breaker off, or gas to "Pilot" or "Off"). "Vacation" only lowers the heat; it doesn't turn it off. The snowbird checklist has every step, or we can handle the close-up and fall start-up with our snowbird water heater service. Found a leak when you got back? Call +1 480-863-0807, day or night.

Water Heater Leak Repair Apache Junction, AZ: Our Process
- Call +1 480-863-0807. Tell us where the water is, what kind of heater you have, and how old it is if you know.
- We find the leak. We check the fittings, the T&P valve, the drain valve and the tank, and look at pressure and the heater's age.
- We explain your options. You'll hear what's wrong, what it takes to fix it, and the price before any work begins.
- We fix it and test it. After a repair or replacement, we check for leaks, set the temperature and leave the area clean.
Stopping the Same Leak From Coming Back
A repair should fix the cause, not just the drip. If the tank has failed, our water heater replacement page covers sizing, gas or electric, and what a proper install includes. Either way, we check the parts that let a leak start or spread:
- A drain pan with a drain line, so the next drip doesn't reach your floor
- A full-size T&P discharge pipe, never capped or reduced
- House water pressure, and whether an expansion tank is needed
- The stand or platform under the tank, and the floor around it
Will replacing my heater need a permit?
A like-for-like swap inside Apache Junction city limits is often exempt, while upsizing, switching fuel, moving the heater or going tankless normally needs one. Homes outside city limits, including Gold Canyon, fall under Pinal County. See our Apache Junction water heater permit rules, and ask us about permit requirements for your home.

Water Heater Leak Repair Apache Junction, AZ: FAQs
What should I do first if my water heater is leaking?
Turn off the cold-water valve on top of the tank, then turn off the breaker (electric) or set the gas control to "Off" or "Pilot" (gas). Open a hot faucet for a few seconds to release pressure, then close it, protect the floor, and call Apache Junction Water Heater Pros at +1 480-863-0807. We're open 24/7.
Is it safe to use hot water while my water heater is leaking?
For a small drip from a valve or fitting, it's usually fine for a short time. If the tank itself is leaking, shut off the water and the power or gas until it's replaced, because a rusting tank can fail suddenly.
Can a leaking water heater explode?
A leaking tank is very unlikely to explode. The real danger is a relief valve that's blocked, capped or broken on a tank that overheats. That's why the T&P valve and its pipe must never be plugged, even when they drip. If the tank is very hot, hissing or the relief valve is spraying, turn off the heat and call.
Why is my water heater leaking from the bottom?
Most often it's the drain valve, water running down from the relief valve pipe, or a rusted-through tank. Only the last one means a new heater, so dry the area and look before you assume the worst. Our bottom leak guide shows how to tell which one you have.
How long do water heaters last in Apache Junction?
Nationally, tanks often give 8–12 years. Here, hard water and summer heat mean many start leaking or rumbling at 7–9 years, sooner if they've never been flushed. A tankless unit can pass 20 years with yearly descaling. Our article on how long water heaters last in Arizona explains why.
How often should I flush my water heater?
With water at 13–16 grains of hardness, once a year is a good rule. Rumbling or popping usually means sediment has built up and a flush is overdue. Tankless heaters should be descaled once a year. On an older tank that has never been flushed, ask first, because loosened sediment can keep the drain valve from closing.
Do you work on mobile home water heaters?
Yes. We repair and replace water heaters in mobile homes, manufactured homes and park models throughout Apache Junction and Gold Canyon. Gas replacements must be models listed for manufactured-home use. Many of these heaters sit in an outside closet, and a leak there can soften the floor fast, so tell us if the floor feels soft.
Are you really open 24 hours?
Yes. Apache Junction Water Heater Pros is open 24 hours a day, 7 days a week, including nights, weekends and holidays. Call +1 480-863-0807 whenever you notice a leak. If it can safely wait until morning, we'll tell you that too, so you can decide without paying for a rush you don't need.
Should I replace my leaking tank with a tankless water heater?
Tankless replacement runs about $3,000–$4,200 in the Phoenix area, and a first-time switch from a tank usually costs more for gas line, venting or electrical work. It lasts longer and won't run out of hot water, but needs yearly descaling here. For one or two people, a new tank is often better value. See tank vs. tankless in Arizona.
Who pays for a leaking water heater in a rental?
In most Arizona rentals, the landlord is responsible for keeping hot water working, but your lease is what counts. Tenants should shut off the water, take photos and notify the landlord in writing. Landlords and property managers can call us directly to schedule the leak repair. This isn't legal advice.
